Below are the questions we hear most from Dallas-Fort Worth property managers and owners. Each answer links to deeper resources where helpful. For anything specific to your lot, the best next step is always a free on-site inspection.
General & Scheduling
What areas does Monarca serve?
We serve the entire Dallas-Fort Worth Metroplex from our base in Grapevine, TX, including Dallas, Fort Worth, Arlington, Plano, Irving, Frisco, Garland, McKinney, and the surrounding cities. Our mobile crews travel throughout North Texas for commercial parking lot work. See the full service-area map.
How do I get a quote, and is it free?
Quotes are always free. Call (469) 328-9966 or request a site inspection online. We measure your lot, note any code or ADA gaps, and send a transparent, itemized digital proposal, usually within 24 hours.
Can you work overnight or on weekends so we stay open?
Yes. Overnight and weekend scheduling is one of our specialties. We stage the lot in sections so retail, medical, and warehouse properties keep operating and customer parking is never fully unavailable.
How fast can you start?
Because we run multiple DFW crews from a central Grapevine location, we can often mobilize for urgent work, like a fire-lane citation or an ADA correction, within about 72 hours. Larger projects are scheduled around your operating hours.
Do you only work on commercial properties?
Yes. We focus on commercial and multifamily properties, retail centers, apartments and HOAs, warehouses, medical campuses, schools, churches, and office parks, rather than residential driveways. That focus is why we know commercial code and scheduling so well. Learn more about Monarca.
Striping
How much does parking lot striping cost in DFW?
Restriping an existing layout typically runs a few dollars per stall, while new layouts, ADA upgrades, and fire-lane work are priced by the project. The most accurate number comes from a free on-site measurement, since square footage, stall count, and paint condition vary by lot. Our DFW striping cost guide breaks down the factors.
How long does parking lot striping last in Texas?
In the DFW climate, professional high-solids traffic paint typically lasts 12-24 months depending on traffic volume, sun exposure, and whether the surface was recently sealcoated. High-traffic and high-sun lots fall toward the shorter end of that range. See our striping service for details.
How long before we can drive on fresh striping?
Fast-curing traffic paint is usually dry to the touch within 30-60 minutes and ready for traffic within a few hours. We stage sections so your lot stays usable throughout the project.
How often should we restripe our parking lot?
As a DFW guideline: retail centers every 12-18 months, apartments and HOAs every 18-24 months, warehouses and industrial every 24-36 months, and schools and churches roughly annually. Texas sun and traffic volume push lots toward the shorter end of each range. Read how often to restripe.
Sealcoating
What is sealcoating and why does my lot need it?
Sealcoating is a protective coating applied over asphalt that shields it from UV, oxidation, water, and automotive fluids. It restores a rich black finish, slows cracking, and extends pavement life. In the DFW climate, most commercial lots benefit from sealcoating every 2-3 years. See our sealcoating service.
How often should a commercial lot be sealcoated?
Most DFW commercial lots are sealcoated every 2-3 years, depending on traffic, sun exposure, and pavement age. We assess oxidation, raveling, and surface wear during a free inspection to recommend the right interval for your property.
Should striping and sealcoating be done together?
Often, yes. Sealcoating covers existing lines, so restriping naturally follows. Paint also bonds better and looks brighter on a freshly sealed surface. Many property managers schedule striping and sealcoating in one mobilization to save time and cost.
Asphalt Repair
Can you fix cracks and potholes, or do we need full repaving?
Most lots don't need full repaving. We handle crack filling, pothole patching, and removal-and-replacement of failed areas. We only recommend larger work when the base is compromised. A free inspection tells us which approach protects your budget. See asphalt repair.
Why should cracks be sealed early?
Cracks let water reach the base layer. In Texas, heat-and-rain cycles widen them fast and lead to potholes and base failure. Sealing cracks early is far cheaper than the repaving that neglected cracks eventually require.
ADA Compliance
How many ADA accessible parking spaces are required?
Accessible stall counts scale with total spaces, for example, a lot with 1-25 spaces generally requires at least one accessible stall, and the minimum rises as the lot grows. At least one in every six accessible stalls must be van-accessible. Counts and dimensions should be verified by a professional ADA audit for your specific lot. Read our Texas ADA requirements guide.
What makes a parking lot non-compliant with ADA?
Common issues include too few accessible stalls, missing van-accessible spaces, faded or missing pavement symbols, access aisles that are too narrow, signage mounted too low, and slopes that are too steep. Faded accessible parking is one of the most frequent ADA complaints against commercial properties. Our ADA compliance service can audit and correct these.
What is the fine exposure for ADA parking violations?
ADA non-compliance can expose property owners to federal penalties, civil lawsuits, and required corrective work. First violations can reach into the tens of thousands of dollars. Because exact exposure depends on the situation, we recommend a professional ADA audit to keep your accessible parking defensible.
Pricing & Areas
Is striping priced per stall or per project?
Simple restripes of an existing layout are often estimated on a per-stall basis, while new layouts, ADA upgrades, fire lanes, stencils, and surface prep are priced by the project. The most accurate pricing always comes from an on-site measurement. See our cost guide.
Do you offer maintenance plans for property portfolios?
Yes. For owners and managers with multiple DFW properties, we can standardize striping and maintenance schedules across the portfolio so every lot stays compliant and consistent. Contact us to set up a recurring plan.
