  • Cons: fewer stalls per linear foot compared to 90-degree, only works with one-way traffic flow (unless using herringbone layouts), more complex striping geometry.
  • Best for: narrow lots, retail storefronts with limited depth, medical offices with high turnover, and any property prioritizing ease of use over maximum capacity.

  2. Prioritize the accessible route: design ADA spaces and their access aisles first, then build the rest of the layout around them. Retrofitting accessibility into an existing layout is always more expensive than designing it in from the start.
  3. Size aisles for reality: meet the minimum, then add 1-2 feet if your budget and site allow. The marginal cost of a wider aisle is far less than the cost of vehicle damage claims and tenant complaints.
  4. Use 90-degree parking unless your site demands otherwise: it maximizes capacity and simplifies maintenance. Reserve angled layouts for narrow frontages or high-turnover areas.
  5. Plan for maintenance access: sweepers, sealcoating rigs, and striping machines all need room to operate. Dead-end aisles with no turnaround make maintenance difficult and expensive.
