Every parking lot reaches a point where patching and sealcoating are no longer enough. The question every DFW property manager eventually faces is whether the lot needs targeted repairs or a full replacement. Get it right and you protect your investment for another decade or more. Get it wrong -- repair a lot that should be replaced, or replace a lot that only needed repairs -- and you waste thousands of dollars. Types of asphalt repair

Before deciding between repair and replacement, you need to understand what "repair" actually means. There are several distinct approaches, each suited to a different level of damage.

Crack sealing and filling

Cracks are routed (widened with a router to create a clean, uniform channel) and then filled with a hot-pour rubberized sealant that flexes with temperature changes. Overlay (mill and fill)

An overlay involves milling (grinding) the existing surface to a specified depth -- typically 1.5 to 2 inches -- and then paving a new layer of hot-mix asphalt over the existing base. This gives you a completely new driving surface without the cost of a full tear-out and base replacement. An overlay works when the existing base is structurally sound but the surface layer is worn out. Cost: $3 to $6 per square foot for a standard 1.5-inch mill-and-overlay. An overlay can extend the life of a lot by 10 to 15 years when the base is solid.

Infrared patching

A specialized technique where an infrared heater softens the existing asphalt in a damaged area, new material is added and raked into the heated surface, and the combined material is compacted into a seamless repair. Infrared patching is best for small areas (10 to 50 square feet) where a traditional saw-cut patch would be overkill. It creates a stronger bond than cold patching and eliminates the seam that traditional patches create. Cost: $4 to $10 per square foot depending on the area size.

When to repair

Repair is the right call when the following conditions are true:

  • Damage is localized: Less than 25 to 30 percent of the lot surface is affected. If damage is concentrated in drive lanes, entrances, or areas near dumpsters (all high-stress zones), targeted repair of those areas is far more cost-effective than replacing the entire lot.
  • The base is sound: If a core sample or visual inspection shows that the aggregate base layer is intact and well-drained beneath the surface failures, an overlay or patch will perform well. A failed base under the entire lot means repair is a temporary measure at best.
  • The lot is less than 15 years old: A well-built lot in the DFW climate should have 15 to 20 years of useful life with proper maintenance. If the lot is younger than that and showing localized damage, repair is almost always the answer.
  • Drainage is functioning: If water drains properly across the lot and does not pool, the underlying structure is likely doing its job. Surface damage can be repaired without touching the base or drainage system.
  • Budget constraints are real: A targeted repair program that addresses the worst areas first and the remaining areas over 2 to 3 budget cycles is a legitimate strategy when full replacement is not financially feasible.

When to replace

Replacement -- full removal and reconstruction of the asphalt and base -- becomes the right call when:

  • Widespread alligator cracking: When more than 30 to 40 percent of the lot shows the interconnected cracking pattern that indicates base failure, patching individual areas becomes a game of whack-a-mole. New failures will appear as fast as you repair old ones because the entire base is compromised.
  • Base failure: If core samples reveal that the aggregate base has lost its structural integrity -- it is saturated, contaminated with clay, or has insufficient depth -- no surface repair will fix the problem. The base must be excavated and rebuilt.
  • Drainage failure: A lot that ponds water across large areas due to settlement, improper original grading, or collapsed drainage infrastructure needs to be regraded, which requires full removal.
  • The lot is 20+ years old with chronic issues: A lot that has been repaired repeatedly and continues to deteriorate has reached end-of-life. Continued repair at this stage is throwing money into a depreciating asset. Replacement provides a fresh 20-to-30-year asset.
  • Extensive utility work is planned: If underground utilities (water, sewer, gas, electrical) need to be replaced or rerouted, the lot will need to be cut open anyway. Combining utility work with lot replacement is far more efficient than repairing the lot twice.
  • You need to reconfigure the layout: If the lot needs a redesigned traffic flow, additional stalls, updated ADA compliance, or changes to accommodate a new building use, a full replacement is the cleanest path to a new layout.

  1. Get a professional assessment. A trained pavement professional can identify base failures, drainage issues, and structural problems that are not visible from the surface. Do not make a six-figure decision based on a visual walk-through alone.
  2. Calculate the percentage of affected area. If less than 25 percent of the lot needs structural repair, targeted patching is almost always the right call. Between 25 and 50 percent, an overlay may be the best value. Above 50 percent, full replacement usually makes more financial sense.
  3. Assess the base. If the base is sound, repair or overlay. If the base has failed across large areas, replace.
